Utilizing existing farmlands and forested areas into a new community development, PiP created an attractive environment where modern design and infrastructure can harmonize with the natural ecology. Vindis will enable the long-term growth of the local community to be well-planned, prosperous, and green, while setting a new standard for sustainable living in St Ives.

Strategically positioned along the A1096 London Road, the Vindis masterplan incorporates a range of residential housing types organized around the central open space. Rear gardens of the terraced houses are organized in two different levels with the purpose of connecting the dwellings to the pedestrian green axis near the western boundary. A connection will be made to the pedestrian site entrance to the public open space which faces the pond. In response to pressing demands to reduce carbon emissions and protect natural resources, this high-density development will also be a new global gateway for leading passive energy techniques available in the construction industry to reduce the requirement to consume energy to heat, ventilate and light each of the buildings. The scheme features a “sustainable engine” in the form of a building services systems using highly efficient heat generation plant, heat recovery systems and energy efficient, highly controllable lighting.
