Situated on a prominent infill site within Vinery Road, the 2-story derelict warehouse building presented as an opportunity for PiP to transform into a new genre of office conversions, allowing the creation of a new model of office design amongst a rapidly transforming residential landscape.

To meet the demands of the new workplace, the façade has been designed to create a strong visual and physical connection to the surrounding urban context with operable storefront glazing. This will blur the boundaries of the building use as an office by integrating it to the to the residential landscape whilst reinforcing the building's overall massing and articulation strategy. This eases the sense of community and openness of the conversion.

Creation of texture and tactility is inspired by the extends of the heritage fabric of the existing building. The design aesthetic celebrate the building's original, industrial character. Corten wraps the main entrance with internal finishing’s consisting of exposed wood features and drop globe lights that help soften the industrial aesthetic and contribute to a bright, vibrant workspace.
