Our proposal is for a new dwelling which loosely reflects the tradition of the “Queen Anne” and inter-war style of houses in the area. Though inevitably larger in size than the existing house, the proposal is considered to be very much in scale with the plot size, to be comparable in massing with other properties in the area, and to fit well within the general local pattern of development.
The main volume of the proposal is a simple brick rectangular form with projecting front wing which will house the garage block. A step has also been introduced into the rear single storey elevation to reflect the general building-line at the rear.
The building is capped with a plain tiled hipped roof punctuated by dormer windows. These dormer windows light the upper storey and also provide a sense of scale to the building.
It was felt that the single storey rear extension could be of a more contemporary nature and therefore we are proposing to clad this in zinc under a ‘green roof’ system.
Internally, living accommodation is provided at ground floor level, to the rear taking advantage of the southern aspect and views across the lake. Bedrooms and secondary accommodation is located on the floors above.
Care has also been taken in the design to avoid any overlooking of adjacent properties. Windows or roof lights on flank elevations will either be obscure glazed or high-level.
